A Bali hotel construction project in Jimbaran, South Kuta, is under scrutiny due to allegations of violating building height regulations. Despite having obtained a permit, recent inspections revealed potential breaches, prompting authorities to take further action.
The hotel, owned by PT Step Up Solusi Indonesia, has an Izin Mendirikan Bangunan (IMB) permit under No. 1073/IMB/DPMPTSP/2021, which allows for a 15-meter height limit and 48 hotel rooms. However, a site inspection by the Bali Provincial Satpol PP found indications that the actual structure may exceed the permitted height and include 64 rooms and additional villas.
Authorities Conduct Investigations
Badung’s Department of Public Works and Spatial Planning (PUPR), along with Satpol PP, has conducted field inspections to verify the alleged violations. Plt. Head of the PUPR Badung, I Nyoman R. Karyasa, acknowledged the potential issue.
“I cannot provide full details yet, but there are indications that the height may exceed the limit,” Karyasa said on Sunday (March 2).
Further assessment will determine whether the construction complies with existing permits. If violations are confirmed, the Bali hotel construction project will be subject to necessary adjustments or penalties.
Legal and Environmental Concerns
The case has also drawn attention from the Badung Regional Legislative Council (DPRD Badung). Deputy Chairman of Commission I, I Gusti Lanang Umbara, emphasized the importance of compliance with Bali’s regional zoning laws under Perda No. 2 of 2023, which restricts building heights to 15 meters.
“We have zoning regulations in place, and developers must follow them,” Lanang Umbara stated on Monday (March 3).
Additionally, concerns have been raised regarding the environmental impact of the project. In 2022, the initial construction phase involved extensive excavation of cliffs, leading to soil erosion and pollution of the nearby ocean.
Potential Actions Against Violations
The Satpol PP Badung has confirmed that if the findings indicate non-compliance, appropriate measures will be taken. Head of Satpol PP Badung, I Gusti Agung Ketut Suryanegara, stated that sanctions could include written warnings and, if necessary, revocation of the construction permit.
“If violations are confirmed, we will issue warnings. If the warnings reach three times without compliance, we will proceed with suspension or even permit revocation,” Suryanegara explained.
Upcoming Site Inspection by DPRD Badung
In response to public concern, the DPRD Badung will conduct an on-site inspection with relevant government agencies. The review will not only focus on height compliance but also examine waste management systems and environmental impact.
“This is an important step to ensure early warnings are given if there are any rule violations,” Lanang Umbara added.
